The Background
Before I was a real estate advisor, I was the kid on job sites. My family ran Mendez Painting for years throughout the Atlanta metro area, and that meant I spent weekends and summers inside homes at every price point — peeling back layers that most buyers never see.
I learned early that a house is a system. Paint covers a lot. How a home has been maintained tells you more about its value than the listing photos. That education has followed me into every transaction I handle.
Today, I am a licensed real estate advisor with Veribas Real Estate, focused on Alpharetta and the North Atlanta suburbs. I work with a small book of clients by design — I would rather be genuinely useful to a few people than marginally helpful to many.
The Territory
Alpharetta, Milton, Roswell, Johns Creek, Cumming — this is the area I know well. Not just the market comps, but the actual experience of living here: which neighborhoods have the best commute access, where school district lines fall, what roads are being developed, and where values are quietly trending up.
That ground-level knowledge is the difference between an advisor who reads the MLS and one who can actually help you make a confident decision.
